Hollister Farms’ Newest Building Gets Go Ahead From Planning Commissioners

Building Receives Planning Commission Approval

Hollister Farms continues to grow with its newest building’s design review receiving a stamp of approval. The building, referred to as Shops 3, is a 7,200 square foot building containing 3 shops. The shop spaces include a 2,909 square-foot retail space, a 2,408 square foot retail space, and a 1,622 square-foot fast food space with a drive thru window. The space will include 32 parking spaces. Design for the building mirrors that of the buildings housing Chipotle, Verizon and Smashburger. The building will be located between the under construction Wendy’s and Satellite Health fronting Park Street.

Tenants

While tenants weren’t specifically mentioned in the planning commission meeting, it is notable that only one of the three spaces available in the building are currently being marketed by Hawkins Company, the site developer. As stated at the planning commission meeting, any tenants would have to go through further review before adjusting the interior of the building to their specifications. This approval will allow for construction of the shell building itself.

Conditions for Approval

City planners and planning commissioners were concerned about approving a building with a drive thru before knowing the tenant. According to city planners, any drive thru usage would require further review. They did note however that the drive thru queue can accommodate up to 15 vehicles which is more than is required under current city code.

My Take

We previously reported that it was likely this building would be the next retail space to be constructed and we are excited to hear that it will be! More space for folks to shop in town means more revenue for local jurisdictions. We will report back as soon as we learn more about the tenants.
