Before You Begin
The Ridgemark Project originally proposed in 2021, has released the draft environment impact report for public comment. The project consists of a 154 room hotel, 45,000 square feet of commercial space, a 4 acre park, a new permanent open space reserve, redesigned gold course, 160 market rate single family homes and 30 below market rate duplex or duet residential units. The document is available for public comment until 5:00pm on June 24th, 2025.
Non-Residential Components

The project has a major commercial component located near the current intersection of Ridgemark Drive and Highway 25. The project proposes a new 154 room hotel on Area D above adjacent to a redesigned clubhouse and restaurant space. On either side of the clubhouse you’ll see two proposed commercial lots totaling 45,000 square feet. Across Ridgemark Drive from Area C and D is the previously approved commercial component. The projects proposed phasing has commercial areas developed in phases as opposed to all at once.
Residential Proposals
The project includes 160 Market Rate single-family homes with 30 below market rate duplex or duet units mixed throughout the project . Those units can be seen in the above map in blue. The residential buildout of this project is proposed in six phases.
Parks and Open Spaces

Above you’ll see two areas in light green. The area towards the top of the image will be a 4 acre park to be developed in partnership with the Ridgemark Homeowners Association and will include a tot-lot, picnic area, among other uses. The light green area near the bottom of the image will be known as the Ridgemark Open Space Ravine. This area was identified in collaboration with the Amah Mutsun Tribal Band and county staff. This area is closest to the San Benito River and will be permanently protected. Potential inclusions in the space are an unpaved trail with benches and educational signs.
Ridgemark Drive Improvements

Proposed improvements to Ridgemark Drive include the widening of Ridgemark drive to 3 lanes with two lanes heading in and one lane heading out from 25 to Donald Drive, a newly relocated guard house, a new clubhouse/hotel and commercial driveway as well as driveway access to the commercial sites.
