The Project

The builder’s remedy project contains 269 units with a mixture of duplexes and triplexes. 215 of those units would be market rate with 54 of them being reserved for those with low income. In addition, the project includes a lot for recreation as well as water treatment utilities.
The project current sits adjacent to Clearist Business Park where the new Amazon facility was built. It is also adjacent to the proposed Hollister Research Campus and a proposed annexation that intends to be annexed into the City of Hollister’s M1 zoning. M1 zoning allows for light industrial and industrial business park.
A History of Multiple Projects
This piece of land has been the subject of a few proposals. In 2019, property owners inquired regarding a proposal for a cannabis cultivation campus with the County of San Benito. That same year the owners submitted an application to be pre-zoned and annexed into the City of Hollister’s M1 zoning district along with their neighbors.
The applicant however did not pay their fees for the application and late last year inquired about moving forward with their environmental work under the cities now repealed 2040 general plan. The status of that application is currently unknown and the City of Hollister is once again mid general plan update with all new projects being halted until the general plan is complete.
It is important to note that this is the second builder’s remedy application for this site. With the previous one being submitted on 3/27/2025. Check back for more updates!
