
Background Information
Lands of Lima comes via the Builders Remedy provision which affords developers protections from certain local laws, awards full compliance with general plans and other local regulations, and limits local jurisdictions ability to deny the project unless it meets certain criteria. To meet the affordability requirement the development is proposing a mix of 128 low income rental units and 78 moderate income rental units. The project was proposed in early March when the county had yet to adopt a compliant housing element, allowing the developer to lock in zoning and regulations at the time of the proposal.
Lands of Lima describes itself as a proposed master planned community with total of 983 homes. Of those 983 homes 206 will be for rent apartments, 53 will be small lot single family homes (think starter homes) and the remaining will be single family homes on 5,000-10,000 square foot lots. The project also contains a 65,000 square foot commercial center , a community/amenity center, 70 acres of open space and biotic easements, and trail connections along the front of the property. The developer also describes a network of parks and trails connecting the community.
The developer has 180 days from the application date to finalize the proposal. It must still go through the Planning Commission and Board of Supervisors prior to being awarded approval.
Lands of Lima Location

Lands of Lima is situated just north of Granite Rock and south of Ridgemark. It’s primary entrance will use the intersection near Tres Pinos Elementary with proposed connections to Airline Highway further north and Vineyard Estates on the back end. The project is working with Sunnyslope Water and Tres Pinos Sewer District for utilities.
Housing Types
The project proposes three main types of housing in traditional single family, medium density or small lot single family (starter homes) and apartments. The medium density homes and apartments will be located near the main entrance along airline highway where the single family lots will be split into clusters around the remainder of the property.
Commercial Component

The project proposes 65,000 square feet of commercial space in the form of a retail shopping center. The developer hopes to reduce traffic trips by providing these services locally and also believes they will serve visitors to Pinnacles National Park and the Wine Trail.
