SJB Planning Commission to Vote on Development Agreement for Updated Gas Station Proposal

The Project

On December 2nd the San Juan Bautista Planning Commission will vote on whether or not to recommend the city council approve an updated development agreement between the city of San Juan Bautista and The Alameda Gas Station project applicants.

The overall project includes a 3,775 square foot convenience store, two 25,000 gallon underground fuel storage tanks, a 3,440 square foot canopy, and a 1,978 square foot lease space. It includes 39 parking spaces with 8 EV charging stations, three bicycle spaces and the intent to obtain an Alcoholic and Beverage Control license. The project also includes a right turn lane from 156 onto The Alameda in partnership with Caltrans and the City of San Juan Bautista.

Based on signage labeled “76 Taix Corner” it appears the gas station will wear the 76 brand.

History

The project was initially much larger and once included a 12 pump gas station, a car-wash, and drive thru restaurant before being modified and sold after approval in 2014. Once it was sold the applicants were notified that the approval had expired as building permits were not pulled within one year of approval. The applicants refiled in 2024 with a modified proposal and are currently working through the final stages of approval.

The Updates

The project has been updated in two ways. The first is instead of seven gas pumps there will be six. The second is that the nearly 2000 square foot lease space will be designated as non-restaurant commercial, whereas previously it was designated as a quick service restaurant or a sit-down restaurant with a no drive-thru restriction.

Once approval is granted by the city council (this would occur post planning commission recommendation) project applicants would have 1=one year to pull building permits.

The San Juan Bautista Planning Commission is scheduled to meet Tuesday, December 2nd at 6:00pm

  1. Any planned road repairs for the extra traffic on the Alameda? Speed bumps would be smart too with the speeders there daily.
