New Commercial Project at Hwy 156/Fairview Rd Node

A new commercial project has been proposed at the Highway 156 and Fairview Rd commercial node. The project aims to address the daily needs of locals, nearby agricultural operations, commuters, and travelers along the SR-156 Highway.

The Project

Bottom Line Group is working on a 3.5-acre commercial project with the following components:

  • 6,000 sq ft 24-hour convenience store
  • Eight-pump passenger vehicle fueling canopy
  • Limited short-duration fueling for local agricultural and service trucks
    • No long-haul trucking services or overnight truck parking are proposed.
  • Two 2,650 sq ft quick service restaurants with drive-through lanes
  • Two 4,980 sq ft flex commercial buildings for agriculture-supporting or neighborhood-serving tenants.

Current Site and Compatibility

The project is proposed on a current 9.74 acre property, of which 3.5 of those acres will be developed. The current land use designation is as a Commercial Thoroughfare node in the San Benito County General Plan. The Commercial Thoroughfare designation is listed with the following purpose in the General Plan:

The County shall encourage new Commercial Thoroughfare (CT) nodes, as shown on the Land Use Diagram, serving travelers and tourists along state routes. The County shall require these uses to have adequate public services, be compatible with surrounding land uses, and respect the scenic character of the County.

This designation means that this project is exempt from Measure A.

Main access for the project will be on the Pacheco Pass Hwy frontage road with separate entrances for truck fueling, drive-through/commercial operations, and passenger vehicle fueling.
