Builder’s Remedy: Formal Application Submitted for Gavilan Adjacent Housing Project

Before You Begin

The county’s recent certification of its housing element prevents new builder’s remedy projects from being submitted. However, if a project had a preliminary application in, they are still able to submit a formal application and are afforded the same protections.

The Project

Moonflower Company LLC has submitted a formal application for its Builder’s Remedy project just east of Gavilan College’s property and just west of the recently submitted Best Road project. This is opposite the intersection of Dan Drive and Highway 25. The project was submitted on March 3rd.

The housing project consists of 45 townhomes and 104 single-family homes. Of the townhomes, 30 of them will be designated affordable housing.

In addition to the housing units, the project proposal also includes a community park, sewer lift station, sewer treatment station, and stormwater mitigation on 28 acres.

In addition to the above project, Moonflower Company LLC has also submitted a formal application for its properties at Highway 25 and Fairview, adjacent to Sunnyslope Water’s building. That application was submitted back in January.

That project includes 90 townhomes and 7 single-family lots. 19 of the townhome units will be designated affordable. In addition to the housing units, the project will include 3 open space parcels and will be served by Sunnyslope Water and Sewer.

These projects, in addition to the Best Road project, show that the county growth will continue adjacent to the college and Ridgemark area.

In addition to the two above projects, Moonflower Company is also behind the San Felipe Road builder’s remedy project. A formal submittal has yet to occur for that project.
