Three Hollister Housing Projects Quietly Move Forward

Before You Begin

ADU’s – (Accessory Dwelling Units) are a smaller secondary home built on the same property as an existing house. ADUs can be attached to the main home, converted from an existing space like a garage, or built as a separate structure in the backyard. They are often used for family housing, rental income, guest space, or multigenerational living, and are sometimes referred to as granny flats, in-law units, or backyard homes.

Duet’s -are two homes built on a single lot that share one common wall, similar to a duplex. However, unlike a traditional duplex, duet homes are often designed to look and function more like separate single-family homes, and each side may have its own ownership, yard space, and garage.

In the month of April, three Hollister Housing Projects moved forward in small ways, highlighting continued interest in housing for the region.

Builder’s Remedy: 851 Sunnyslope Rd

On April 6th, the Hollister City Council approved, via consent, a contract with EMC Planning Group to conduct a full Environmental Impact Report for the 851 Sunnyslope Road project. This is the only Builder’s Remedy project in the region that has requested a density lower than what the city had identified at the proposed site and now does not include a commercial element.

The project as proposed today, would include 49 single family homes and 13 deed-restricted accessory dwelling units (ADU’s), making the project 26% affordable. The project will now move towards environmental review.

Meridian Village

Meridian Village is a 90-apartment (across 5 apartment buildings) and 129-townhome development at the back corner of the empty lot at Meridian St. and Highway 25. The project on April 22nd released its Draft Environmental Impact Report and is open for public comment until June 5th, 2026.

In addition to the housing units, the project will include a park, community center, and a network of roads granting access from both Vintage, and Athena Way. The full impact report and project details can be viewed here.

Chappell Road/Kramer Commons

On April 23rd, 2026 the Hollister Planning Commission granted an extension to the previously approved Kramer Commons/Chappell Road Project.

The project itself has undergone several changes due to potential noise impacts and to diversify Hollister’s housing supply. Those changes include:

  • Reduction of total units from 90-86
  • Identifying 70 units as single family and 16 units as duets
  • Increasing the park space along Highway 25 from 1.58 acres to 3.03 acres

The extension of approval allows the project to move forward until April 2028.
